Conormio

01 — Software for construction contractors

You run construction sites. Do you always know where the money is?

Bills of quantities, measurement books, payment certificates and costs work as one system. Conormio connects office and site records through the same work item — from contracted quantities to completed work, valuation and project margin.

No retyping between steps. No five separate spreadsheets. No piecing the picture together by phone every Friday.

  • The same work item connects quantities, execution and valuation
  • Payment certificates are assembled from locked measurement sheets
  • Costs and margins are visible by project work item
Company dashboard
Company-level dashboard: contracted, executed, invoiced and margin across all projects, with a period selector and a chart of the trend over time.

02 — The problem

The biggest problem on site is not a lack of data. It is how late it arrives.

The foreman knows what is done. The surveyor knows what should be certified. The director knows what was contracted. Accounts knows what was paid. The problem starts when everyone looks at different documents.

The bill of quantities gets retyped

The client's spreadsheet becomes another company spreadsheet.

The measurement book is with the foreman

The office waits for someone to return from site.

Payment certificates are assembled by hand

The same quantity passes through the keyboard again.

Costs have no work item

The material is paid for, but where it was used is unclear.

When the client asks, “Where did these 412 m² come from?”, the answer should be the item's calculation, not “that is what we measured”.

03 — The consequence

A company can work at full capacity and still lack a clear picture of its projects.

The most expensive mistakes do not happen because people are idle. They happen because the same data lives in several places. When quantities reach valuation late, valuation reaches certification late, and costs await allocation — decisions use an outdated picture.

  • How much work is actually complete today?
  • How much of it can be certified now?
  • Which work items incurred the costs?
  • What is the current margin while the project is still running?

If answering takes calls to three or four people, the problem is not the people. It is the way information moves.

04 — The solution

One work item. One flow. One version of the truth.

Conormio connects construction operations in one chain. The same work item connects all six steps.

  1. Bill of quantities
  2. Offer
  3. Construction site
  4. Measurement book
  5. Payment certificate
  6. Cost and margin
  • No new spreadsheet for every step.
  • No retyping the same quantity into a payment certificate.
  • Price list changes do not alter locked calculations.

Records stay connected through the project work item.

05 — What you get

From site to payment without losing information

Bills of quantities and offers

Import Excel, PDF, Word and scanned bills of quantities, reviewing the structure before confirmation. An accepted offer becomes a project.

Measurement book

Formulas and quantity calculations with sheet locking. Each item's calculation remains available for review.

Daily reports

Record completed quantities and resources used directly from site, on a phone or computer.

Payment certificates

Assemble interim and final payment certificates from locked measurement sheets.

The PDF uses our format, not a prescribed statutory form.

Costs and margins

Allocate supplier invoices to work items. Labour and machinery come from daily logs; purchases come from allocated invoices.

Unallocated invoices are not yet part of a work item's cost.

Planning and Gantt chart

Planned and completed work share the same project items, with a Gantt chart and working calendar.

Site measurement book — locked sheet
A measurement sheet with its entries, the formulas visible in the calculation column, and the resulting quantities.
Supplier invoice and allocation
Supplier invoice lines with a destination column — the work item each line was allocated to.

06 — Who it is for

If you run several sites, you probably already face this problem.

Construction contractors

You run several active projects and want connected records from the office and site.

Directors and owners

You need a clear financial picture before the project ends.

Engineers and project managers

You want plans, valuations, quantities and documents to follow the same work hierarchy.

Estimating and commercial teams

Prepare offers and payment certificates without returning to ten separate spreadsheets.

There is currently one account per company, without separate user roles.

07 — The value

We offer more than another program. We help organise your construction operations.

Every company has its own way of calculating work. Conormio is not designed as ‘install it and figure it out’.

During onboarding, we set up project structures, norms and resources together, and work through the calculations on your project.

Software is a tool. The value is a connected process, from entry to valuation.

08 — Plans

Choose the level that fits the way you work today.

Prices are per company, per month. Plans do not limit the number of projects.

Enterprise

By agreement

For companies needing onboarding, training and consulting on organising their calculations.

Scope and price are agreed around your company's specific needs.

Annual payment includes two months free.

Onboarding, training and entry of existing projects are agreed by scope, separately from the subscription.

Payment certificates include the measurement book; norms and calculations based on them require resources.

Payment and activation are agreed during our conversation. AI import shows the cost of every attempt.

09 — FAQ

Questions directors and engineers ask most often

Does this replace Excel?

No. Keep Excel where it works for you. It just no longer has to hold the entire picture of your project.

Can we use our own norms?

Yes. Norms, price lists and resources belong to your company. Edit them to match your calculation methods.

Can a foreman use a phone?

Yes. Daily reports work in a phone browser without installation. Entry requires a connection — there is no offline mode. Access uses the company account.

Does AI create the bill of quantities on its own?

AI reads the document and proposes a structure. You review and correct the work items before confirming; AI does not replace your checks.

Can we adapt documents to client requirements?

The payment certificate PDF uses our format, not a prescribed statutory form. If you need a different report layout, we agree it during onboarding.

10 — Next step

You do not have to change how you build. Just how you manage the data.

During the demo, we walk through your actual process — from the bill of quantities to payment certificates and costs.

We open a concrete example and show where Conormio removes duplicate work and gives you a clearer view of execution.

We run it through the same import the app uses and send you a walkthrough — no account and no obligation. We do it by hand, so we do not promise a deadline.
